Nakheel Developments has launched its new fully integrated residential project, LIVYN, in the heart of one of Cairo’s fastest-growing areas, directly on Suez Road in El Shorouk City.
The launch is part of an ambitious expansion plan to strengthen the company’s presence in high-potential urban growth areas in East Cairo.
Eng. Emad El-Tabakh, Chairman of Nakheel Developments, stated that the company aims to deliver fully serviced residential communities based on balanced urban planning and to offer an exceptional real estate product that meets client expectations and provides the highest quality of life.
He noted that the project is part of the company’s ambitious expansion strategy, focusing on premium urban areas with promising investment potential.
El-Tabakh explained that the company operates with a long-term vision to build a diverse project portfolio in strategic locations and develop projects that align with the evolving demands of the real estate market.
He noted that the LIVYN development is a practical realization of this vision, offering a residential community grounded in balanced urban planning, with quality of life as a top priority.
The project occupies a strategic location directly on Suez Road in El Shorouk city, benefiting from its proximity to several key hubs and vital cities. It is approximately 5 minutes from Madinaty, around 15 minutes from the New Capital, and about 20 minutes from New Cairo, giving it a competitive location that enhances both its residential and investment appeal.
Eng. Maged El-Tabakh, co-founder of Nakheel Developments, said that the company operates with a vision to capitalize on the urban boom in East Cairo, which has become one of the key hubs for urban development and real estate investment in Egypt.
He added that the project has been designed with a modern architectural approach, featuring low-rise buildings of only ground floor plus four levels, helping to preserve privacy and enhance open spaces within the development.
He explained that the LIVYN project reflects Nakheel’s approach to creating developments that deliver real added value to the real estate market in terms of location, planning, and service diversity.
The urban planning of the project is focused on achieving a clear balance between open spaces and integrated services, creating a residential community designed on a human scale that prioritizes the daily quality of life for its residents, El-Tabakh noted.
He pointed out that DCI+ is handling architecture consulting and design for the project. The firm is a specialized consultancy with over 20 years of experience and extensive expertise in architecture design, urban planning, landscape design, and interior design, ensuring that the project is executed to the highest architectural standards.
Mr. Sherif El-Domyati, Chief Commercial Officer at Nakheel Developments, stated that LIVYN is a fully integrated residential community featuring a variety of housing units, alongside serviced apartments, a commercial area, medical services, and recreational and sports zones.
The development also offers a wide range of amenities and facilities that enhance daily quality of life, including a clubhouse, swimming pools, a gym, a wellness center, and a comprehensive medical center.
El-Domyati added that the project offers a variety of residential units to meet the needs of different customer segments, with unit spaces starting from 77 sqm for one-bedroom apartments, 120 sqm for two-bedroom apartments, and up to 148 sqm for three-bedroom units.
He also noted that the project includes a premium phase called Grand Phase, featuring larger and more spacious units. This phase includes Type A units of 160 sqm (3 bedrooms) and 196 sqm (4 bedrooms), as well as Type B units of 162 sqm (3 bedrooms), to provide a wide range of housing options that suit different families.
He disclosed that the company has ensured flexible payment plans, starting with just 5% down payment and up to 10-year installment plans. This reflects the company’s approach to providing adaptable purchasing solutions that support clients’ buying decisions and enhance the project’s appeal for both residential and investment purposes.
El-Domyati concluded that the launch of the LIVYN aligns with the company’s strategy to develop modern residential communities in strategic locations, keeping pace with the rapid urban growth in new cities of East Cairo and reinforcing the company’s position as one of the ambitious players in Egypt’s real estate market.
